Discovery HOA Annual Dues are Due NOW!

Your annual dues are still only $30.00. Your HOA operates on some of the lowest annual dues in the Colorado Springs area. We are largely able to do so because of the neighborly volunteer spirit of our members, and the dedicated efforts of your past and present Boards of Directors. 

2019 Annual Dues for your Discovery Homeowners Association are due by May 1st this year.  Once again, you have the option of either paying your dues online via the convenience of your HOAguru account or writing a check. 

As you may recall, last year we only mailed paper invoices to those properties for which we had no email address. Over 50% of our membership paid their dues online in 2018, which significantly reduced the workload for your Treasurer and Administrator. That's the Good News. However, there is also some Bad News...we experienced a significant increase in the number of properties who did not pay on time, with over a dozen still outstanding as of our Annual Meeting in October. This meant we had to incur the additional effort and expense to send second, third, and in a few cases, FINAL notices to delinquent accounts. This cannot continue.

Article V of our Covenants specifies:
  •  "If the assessment is not paid within thirty (30) days after the due date, the assessment shall bear interest from the date of delinquency at the rate of ten (10) percent per annum, and the Association may bring an action at law against the Owner personally obligated to pay the same, or foreclose the lien against the property, and interest, costs, and reasonable attorney's fees of any such action shall be added to the amount of such assessment."
Your Board has been reluctant to employ this remedy in the recent past. In fact, one of your Board members volunteered to use his precious weekend time off to literally knock on the doors of malingerers and request they pay their dues -- in February of this year -- to avoid having liens placed on their properties. This cannot continue.

Your Board is looking for ways to deal with this situation. First, we mailed paper invoices to EVERY property this year to ensure nobody was missed. We also sent online invoices to all those properties for which we have email addresses, so if you received duplicate invoices, only pay once!

Next, they will reconsider the benevolence of waiting until September or October to remind members that they haven't yet paid their dues. In the worst cases, they will consider employing the provisions of Article V -- placing a lien on delinquent properties for their dues plus a 10% penalty. While this may seem a small amount, the actual costs involved with filing and then removing that $33 lien come to over $77 in the first year alone and at 10% per annum, grow quickly thereafter. 

Please do everyone -- including yourself -- a favor and remember that your annual dues are due by May 1st. Please make sure you get them in by the end of June.
